The group specializes in the construction of residential and commercial real estate, social infrastructure, engineering and utility facilities, as well as industrial warehousing and logistics hubs. Its projects are being actively developed in the Krasnodar Region and the Moscow Region. According to the Unified Resource of Developers (ERZ) ranking based on the performance of 2024, INCITY Group ranks 1st in the Krasnodar Region and 16th nationwide in the Russian Federation by volume of residential property commissioning. The company employs over 1,500 people and is a registered participant in the National Productivity Program.

Project Background

For any large-scale real estate developer managing a portfolio of dozens of multi-million-dollar projects, it is critical to constantly track key performance indicators (KPIs): the number of square meters ($m^2$) constructed and handed over, sales velocity across ongoing and completed assets, inventory of unsold units, and financial exposure. Historically, INCITY Group retrieved this information from fragmented IT systems, such as 1C (ERP) and Bitrix24 (CRM). However, these disconnected data streams failed to provide a holistic and objective picture of the enterprise’s performance. Driven by rapid business expansion and diversification into new verticals like logistics hubs and industrial warehousing, the executive board identified an urgent need to centralize corporate data and transition to a single, unified BI platform.

«For a long time, we consolidated data from various legacy systems manually, and there was no single standardized operational report. After a thorough evaluation of available enterprise solutions, INCITY Group concluded that Sber’s "Navigator"—a premium BI and data visualization platform—was the optimal choice to address the company’s strategic goals. The decision was also reinforced by the fact that Sber has been a long-standing strategic partner of INCITY Group, with the developer already heavily utilizing other products within the Sber corporate ecosystem.

Market reputation also played a decisive role. According to INCITY executives, peer organizations and industry leaders praised the Navigator BI platform as the leading domestic solution in corporate business analytics. A paramount criterion during the selection process was that Navigator is engineered specifically for the management comfort of corporate owners and C-level executives. Furthermore, the platform features a powerful self-service interface, allowing standard business users to operate and build reports without requiring elite IT engineering or coding skills.

Project Implementation

The initial introduction of INCITY Group’s leadership to the product took place in late April 2024 during an executive client event. By the end of June, the formal corporate contract was signed, and technical experts immediately initiated the deployment phase.


The implementation was carried out in two core stages. The primary objective was to extract and ingest data from two critical enterprise sources: 1C (ERP) and Bitrix24 (CRM). Once the ingestion pipelines were secured, the team could proceed to building the analytical dashboards within Navigator.


However, during the initial data aggregation phase, the team encountered challenges stemming from mismatched record formats, unstructured tables, and duplicate logs within the CRM system. According to Stanislav Kartashov, the data preparation and ingestion process can typically span several months, depending on the complexity of the integration and the data maturity of the client enterprise. In the case of INCITY Group, the technical teams successfully advanced to the active deployment phase in September 2024.


By October, the Marketing Department received its first operational dashboard on the Navigator platform. This dashboard focused entirely on Lead Generation and Customer Acquisition metrics: tracking the precise volume of inquiries and inbound calls hitting the call center, sales department, and customer service, while analyzing employee response times and lead-to-opportunity conversion rates.


In addition to marketing, the BI solution was prioritized for deployment within the Corporate Finance Center and Procurement—two of the most critical operational pillars for INCITY Group. Business users gained access to advanced capabilities that were previously unavailable. For instance, a dedicated transactional widget designed for the Finance Department displays all real-time data regarding residential sales and parking space bookings across various developments within a single consolidated interface. This enables granular tracking of the entire deal lifecycle—from initial asset reservation by the client to formal deed registration confirming legal transfer of property ownership. Consequently, the finance team can now generate highly accurate cash flow forecasts across multiple time horizons, significantly improving liquidity management.

Future Outlook

The company is currently in the initial stages of unlocking the full potential of this new enterprise tool. Parallel to the deployment of Navigator, INCITY Group had to completely restructure its internal data governance and data management practices.

Crucially, the ultimate owner of the property group—who was the primary visionary behind this BI transformation—will receive all executive and operational reports in a live, real-time online stream. In the long term, once foundational integrations are complete, INCITY intends to utilize the platform’s advanced corporate features. These include automated anomaly and deviation monitoring, internal operational surveys, comparative benchmarks, and cross-departmental performance rankings.
